A-01Why Montenegro
Talks are well advanced, and the government is aiming for membership by the end of 2028. That date is a target, and some analysts think it is ambitious.
Foreign buyers are active in real estate, and foreign visitors made up almost all tourist overnight stays in 2025. Demand is strongly seasonal, so we test for that.
Montenegro uses the euro, so euro-based investors carry no currency conversion on the asset. It has been a NATO member since 2017.
Foreign investors can generally hold property on the same terms as citizens. There are exceptions, including limits on agricultural land, so we check the position for each project.

Where a design studio helps
Have a Montenegrin lawyer confirm the document names under the 2025 construction law.
A-06Ways to invest
General descriptions only. The right route depends on the project, your country and your advisers. [Delete any route you don't offer.]
You buy the property itself, usually in your own name or through a local company.
A-07Why talk to a design studio
Experienced investors judge the team and the downside before the return. Here is how we answer.
You get the case behind each project, covering the site, the demand, the design and where value is created. We don't expect a render to make the argument.
Each project file names its risks: title, permits, build cost, financing, seasonality and local opposition, with what is being done about each one.
Our engineers can explain the build quantities behind the cost plan, and the feasibility model shows its sources. [Confirm whether you offer independent cost review.]
You meet the partners and visit our built work, including Grand Towers in Prishtina and South Park in Prizren. [Offer references from past clients if they agree.]
You get [quarterly] progress reports, including when cost or programme slips. We also tell you how we are paid on each project. [State your fees and any stake you hold.]
A-08Process
Tell us what you invest in and at what size. It takes about a minute.
A partner calls you [within 2 working days] to check fit and whether we can share details in your country.
You sign an NDA and get the project file for the opportunities that match.
We walk the site with you and introduce you to the project owner. Your own lawyers and advisers take it from there.
A-09Questions
We are an architecture and engineering studio, while at the same time acting as a owner's representative
Generally yes, on the same terms as citizens, directly or through a company. There are exceptions, including agricultural land and some protected categories. Your lawyer should confirm the position for each project.
The rules changed in 2026, and we don't present projects on that basis. Take advice from an immigration lawyer if residency matters to you.
Nobody can promise that. Membership by 2028 is the government's target and not a certainty, so we don't build it into our case for a project.
Anyone can register interest, but what we can share depends on your country and investor status. [Counsel to confirm eligible countries and investor types.]

Three short steps. A partner will reply personally, and we only send what is relevant to you.
